Developer Hines Eyes Deep Ellum Retail and Office Project

Dallas' booming Deep Ellum neighborhood could be getting another high-rise.Houston developer Hines is eyeing a new retail and office tower for a vacant Commerce Street block.The project in the planning stages includes more than 18,000 square feet of retail and restaurant space. Six floors of office space would be constructed on top of parking.The building will be about 12 stories tall.The tower has already been pitched to prospective retail and office tenants.Dallas' Shop Cos. is marketing the retail space.The block that the project would be built on is next door to Deep Ellum's Bomb Factory entertainment venue and is owned by Westdale Real Estate Investment and Management.Westdale is a partner in Deep Ellum's mixed-use Epic development on Elm Street, which includes an office tower, high-rise apartments and a luxury hotel.Deep Ellum is seeing a surge in retail and apartment construction.Along with Hines' potential project and Westdale's Epic complex, builder Crescent Communities is constructing a seven-story apartment and retail project on Canton Street called Novel Deep Ellum.Hines is one of the Dallas-area's most experienced developers.The international real estate firm in the 1980s built the landmark Galleria complex in Far North Dallas.And Hines is currently building a 39-story luxury apartment tower in the Victory Park development near downtown Dallas.  Continue reading...
