Good fences make good neighbors, as the saying goes.

But as the first trailer from Universal Pictures' comedy "Neighbors 2: Sorority Rising" quickly proves, no fence is strong enough to keep Kappa Kappa Nu's Shelby (Chloe Grace Moretz) from taking down the neighborhood.

In the sequel to Neighbors, Seth Rogen and Rose Byrne reprise their roles as Mac Radner and Kelly Radner, respectively. When a sorority moves in next door, the tired parents enlist the help of Teddy Sanders (Zac Efron), who terrorized them in the first film along with his fraternity brothers. Returning cast members include Ike Barinholtz as Jimmy Blevins, Dave Franco as Pete Regazolli and Carla Gallo as Paula Faldt, while newcomers include Kiersey Clemons as Beth, Selena Gomez as Madison and Lisa Kudrow as Dean Carol Gladstone. TruTV's Billy Eichner and Vine star Cameron Dallas also appear in unspecified roles.

The Radners may have met their match. "With the sorority girls, it's like a glimpse into their daughter's future," Byrne tells Entertainment Weekly. "It terrifies them."

Director Nicholas Stoller is back, as are producers Evan Goldberg, Rogen and James Weaver. Goldberg, Rogen and Stoller wrote the film along with Andrew J. Cohen and Brendan O'Brien.

In the December 2015/January 2016 issue of NYLON, Moretz described her onscreen sorority sisters as "a lot scarier than the boys" from the first movie. The various actors she worked with, however, were anything but scary. "Selena and I have been friends for a year now, and she's a total sweetheart," she told the magazine. "Seth is an amazing guy and a smart writer, and Zac is great." The feelings are mutual, as Efron called her "smart, funny, dope and a beautiful person."

Moretz credited Rogen and Stoller with hiring female writers and taking a pro-female stance. "If any of the women ever feel there's something inappropriate, we speak up, and they will never push the boundaries with us," she said of her fellow actresses. "They've been really respectful."

That said, the parties are bigger and badder than ever. As one might expect, the Mad Max-inspired tailgate gets out of control fast. "That one was both a lot of fun and a nightmare to shoot," Rogen confesses to Entertainment Weekly. But not for the reasons one might assume: "Anytime I'm shirtless next to Zac Efron for really long periods, it even gets to me eventually."

"Neighbors 2: Sorority Rising" will hit theaters on May 20, 2016. Its predecessor, released on May 9, 2014, was a massive hit, grossing over $270 million worldwide against an $18 million budget.
