Crescent Real Estate's New Downtown Dallas Building Is Ready to Roll

Downtown Dallas' newest office project has opened its doors.And developers are hoping the project's design and location will be a big hit with businesses.The 7-story Luminary building is the tallest in Dallas' West End district.The more than 100,000-square-foot building on Houston Street was built by developer Crescent Real Estate in partnership with Long Wharf Capital LLC.The brick and glass building was designed by Dallas architect Corgan, which expanded its headquarters in the project."Corgan designed this with a lot of love and passion - it's their home," said Crescent managing director John Zogg.Along with Corgan's expansion space, the Luminary building has about 80,000 square feet still up for grabs."Now that the building is done we are getting a lot more interest," Zogg said. "We have a lease working on the first floor."We've seen a fair amount of out-of-town tenants looking at the building," he said. "A lot of them are in technology and creative businesses."The project includes a rooftop deck with killer views of downtown.The building also has a new high-tech glass with variable tints."That glass can tint automatically or with an app on your phone," Zogg said.With the largest block of totally new office space in downtown, the Luminary hopes to lure companies from older downtown buildings or from nearby Uptown.  Continue reading...
