Light Rail Service Prompts New Developments

DART's light rail continues to gain popularity.

Transit oriented developments are popping up all over the country as light rail service rolls out of downtown and into the suburbs.

It's happening in Carrollton just adjacent to the DART's $1.8 billion Green Line expansion set to open in 2010. Trammell Crow is building a $38 million, 295-unit apartment above 15,000-square-feet of retail space.

In Las Colinas, 14 projects are relying on the Orange Line including the Water Street development which is being spearheaded by the same company that developed the West Village in Dallas.

 "We recently commissioned a study that indicates that about $3.3 billion worth of development will locate adjacent to and along the Orange Line," said Brenda McDondald, real estate and development director for the city of Irving.

Construction on both developments is scheduled to begin in 2010.
